We understand that buying a property overseas can be for some, a daunting prospect. We are dedicated to making the whole experience as stress free and enjoyable as possible.

With our carefully chosen network of developers and collaborators, we will be on hand throughout the whole process to make sure that everything runs smoothly.

The following is an outline of the steps to converting your dream into reality.

  • Property search - Whilst you are doing your initial property search we are on hand to advise you of different areas and property types. Should you have some specific criteria then just let us know and we will search and send you ideas based on your needs.
  • Once you have made your property selection we recommend that you come on a viewing trip normally between 3 to 4 days preferably midweek so that we can show you the areas and visit the showhouses where you will be able to see the layout and finishings. We will dedicate our time to you during the viewing trip and can help organize hotels and transport for your stay. Should you not be able to travel we can arrange a virtual viewing trip where we will view properties on your behalf via a video call.
  • When you find your perfect property we will recommend a legal advisor who is dedicated to making sure that all the formalities are taken care of. The legal adviser will act on your behalf throughout the process to make sure that on the day of signing the deeds, everything complies to local legislation.
  • This includes obtaining Spanish ID numbers, contracts, opening of bank accounts, bank guarantees from the builders, building licenses, electricity and water supplies, and the final signing of the deeds. Should you require a mortgage, we will also be able to help you with this. 
  • The costs of buying a property in Spain vary depending on the region and whether you are buying a newbuild or resale property. As a general rule, the total costs will be 14 percent of the final purchase price. This includes property transfer tax, notary and legal fees, land registration fee, and title deed tax. 
  • Any extras that you may need to make your new property into a home, we can help you organize. These may include furniture, white goods, awnings, lighting, etc. With our extensive network of suppliers, we can help you arrange all you need and we will also organize deliveries and installation.  We will hand over your keys, with everything done. All you have to do is arrive and enjoy.
